FAQ – Maintenance

Question: Who is responsible for foundation repair work?
 
Answer: Owners are responsible for foundation repair work. Because each building shares a slab, the Association covers the cost of the engineering inspection service. Each individual owner is then assessed their share of the cost of any required foundation work based on the number and location of piers.

Question: Who is responsible for roof work?
 
Answer: The Association is responsible for roof repair and replacement.

Question: Who is responsible for the AC/Heat units in each townhouse?
 
Answer: Owners are responsible for AC/Heat system maintenance, repair and replacement. Most AC units are located on the roof.

Question: Who is responsible for the windows and doors of the townhouses?
 
Answer: Owners are responsible for the maintenance, repair and replacement of windows, front entry doors, and garage doors. The Association will paint the doors. The owner must replace fogged windows. Window coverings must be white, when seen from the exterior. Type of Garage Door: PELLA Traditional Series 192 x 84 inch.

Question: Who is responsible for the upkeep of the enclosed patio areas?
 
Answer: Owners are responsible for maintaining their patio to ensure that ground-planted trees, large plantings and other items do not extend above the enclosed patio area. Owners must trim or remove any overgrown plantings.
